Managing Fire Door Risks in Multi-Occupancy Buildings

Fire doors are essential in multi-occupancy buildings. UK law mandates regular checks — quarterly for communal doors and annually for flats over 11m. Here is what compliance really looks like.

Fire doors are one of the most critical pieces of passive fire protection in any multi-occupancy residential building. They compartmentalise a fire, protect escape routes, and buy occupants the minutes they need to evacuate safely.

What the law requires

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022, responsible persons for buildings above 11m must:

  • Carry out quarterly checks of all fire doors in communal areas
  • Carry out annual checks (best endeavours basis) of flat entrance doors
  • Provide residents with clear information on the importance of fire doors

What an inspection should cover

A proper inspection looks well beyond a visual sweep. Our Level 3 inspectors check the gap tolerance, intumescent seals, smoke seals, hinges, closers, glazing, signage, certification labels, and the surrounding frame and structure.

Repair, don't always replace

Most defects we find — damaged seals, worn closers, missing signage, gaps outside tolerance — can be remediated without replacing the door. Replacement is a last resort and only ever recommended where the door's certified performance cannot be restored.
